Keep the tile’s look, or change it
Tile projects start with one decision: do you like the tile’s current color and pattern? If yes, the conversation is about cleaning, grout restoration and protective sealing. The TileGuard Protection System™ is designed for that goal—it deep cleans, steam treats, seals and protects tile and grout, with matte, semi-gloss or gloss finish options.
If you want a different color or a uniform finish, tile resurfacing applies a new coating over the existing tile. A clear protective finish is not a color change, and resurfacing is not a fix for loose tile, missing grout or water getting behind the wall. Those conditions are evaluated first.

Our repair-first process
- 1. Assess tile and grout. Check for loose or cracked tiles, missing grout, previous coatings and signs of moisture, and confirm whether you want to keep or change the appearance.
- 2. Repair first. We repair before we restore. Damaged grout and repairable tile issues are addressed before any sealing or finish.
- 3. Clean, protect or resurface. Depending on your goal: TileGuard deep cleaning, steam treatment and sealing, or preparation and resurfacing for a new look.
- 4. Confirm the details in writing. Before work begins, ask for written pricing, scheduling, the coating-specific return-to-use instructions and the LIMITED workmanship warranty terms that apply to your property.
What to include in your estimate request
- A wide photo of the wall, floor or surround

- Whether you want to keep the current tile look or change it
- Any loose tiles, soft areas or recurring moisture

The estimate form asks for your name, phone, project type and ZIP first. Photos and extra details can be added in the optional next step.

Frequently asked questions
- What is the TileGuard Protection System™?
- It is the ILS tile and grout protection service: deep cleaning, steam treatment, sealing and protection, with matte, semi-gloss or gloss finish options. It is intended for tile whose appearance you want to keep.
- Will a clear sealer change my tile’s color?
- No. A clear protective finish is not presented as a color-changing treatment. If you want a new color, ask about tile resurfacing instead.
- Can you resurface over loose tile?
- Loose or cracked tile and missing grout need to be evaluated and addressed first. A finish is only as good as the surface underneath.
- How long before I can use the surface again?
- Curing and return-to-use depend on the coating selected for your project. Follow the written ILS instructions for that coating before using the surface.
