Restoration planned around occupancy

For a rental or commercial property, the question is often how to bring a bathroom back to rentable condition between occupants without a full replacement. Resurfacing can be an option for tubs, showers, tile and countertops in good underlying condition, and it can be paired with repair for chips, cracks and failed earlier coatings.

Every property is different, so scope and scheduling are reviewed individually. Tell us how many units or surfaces are involved, whether they are occupied, and how access works. No volume discount or turnaround time is assumed before the assessment.

Property types we work with

  • Apartments
  • Student housing
  • Hotels & motels
  • Assisted living
  • Rental homes
  • Commercial buildings

Unit turns, single-unit repairs and planned multi-unit work can all be requested. Commercial and rental properties carry a different LIMITED workmanship warranty term than fully owner-occupied homes—see below.

Our repair-first process

  1. 1. Review the property. Number of units and surfaces, occupancy, access and the condition of each surface.
  2. 2. Repair first. We repair before we restore. Damage and failed coatings are addressed before a new finish is applied.
  3. 3. Schedule and restore. Work is coordinated around access and occupancy agreed with the property contact.
  4. 4. Confirm the details in writing. Before work begins, ask for written pricing, scheduling, the coating-specific return-to-use instructions and the LIMITED workmanship warranty terms that apply to your property.

What to include in your estimate request

  • Property name or type and ZIP code
  • Number of units and which surfaces in each
  • Photos of a typical unit and any damaged surfaces
  • Whether units are occupied or vacant and how access works
  • Your role (owner, manager, maintenance) and best contact

The estimate form asks for your name, phone, project type and ZIP first. Photos and extra details can be added in the optional next step.

Pricing, timing & warranty

No fixed price or cure time is promised on this page. Pricing is provided in writing after the surface is assessed. Curing and return-to-use depend on the coating selected for your project; follow the written ILS instructions for that coating.

ILS offers a 5-year LIMITED workmanship warranty for fully owner-occupied residential properties only: the homeowner lives there and no part is rented. A 1-year LIMITED workmanship warranty applies to all rental and commercial properties, including owner-occupied homes with any portion rented to tenants. Coverage is for eligible adhesion/delamination, subject to the written warranty terms and exclusions.
